RSH puts median repairs cost per unit up 11% to £5,690. First-time fix is the clearest controllable saving.

Every finance director in social housing is staring at the same problem. The cost of keeping homes safe and decent keeps climbing, and the usual levers, rents and grant, do not move nearly as fast. So the pressure lands where the money is actually spent: on the repairs operation.

The latest RSH Value for Money data shows why it stings. The median headline cost per unit rose 11% to £5,690, driven largely by maintenance, major repairs and management. Housing associations hit record reinvestment in their stock, but did it against higher interest rates and a tougher operating environment. Demand is not easing either, with ageing stock, climate impacts and rising tenant expectations all pushing repair volumes up. Doing more, for more, with no more, is now the job.

Here is the trap most operations fall into. When you are always reacting, problems get patched after they occur, not prevented. That means repeat visits, emergency call-outs and poor first-time fix rates. Every wasted trip is an operative's day, a van, fuel and an appointment that could have gone to someone else, all spent to achieve nothing. First-time fix is not a nice metric. It is the single clearest place where money leaks out of the system, one avoidable second visit at a time.

The smarter path is to get the job right before anyone is dispatched. If the fault is understood at the point it is reported, the operative arrives with the right parts, the right skills and the right expectations. Fewer no-access visits, fewer "wrong trade sent", fewer jobs bounced back for a second look. You are not asking the team to work harder. You are removing the wasted trips that were never adding value, which is the cheapest saving in the building.

That is where Alix helps. Alix structures each repair at intake, captures the detail and photos that reveal what the job actually needs, and flags priority so the right work is scheduled first. Better information up front means better first-time fix, fewer repeat visits and less spend chasing the same fault twice. In a year where every unit costs 11% more to maintain, cutting the avoidable second visit is one of the few savings fully within a landlord's control.

Costs will keep rising. Interest rates, materials and stock condition are not in a repairs manager's gift. But the quality of the information a job starts with is. Fix that, and you fix a share of the cost that no rent settlement will ever hand back.
